Costs
What sits inside a house rewire cost.
A rewire price is mostly the size of the home and how the cables have to be got there. The number on the first page often stops at the test certificate. Making the walls and floors good again is a second bill.
Checked 13 October 2026. Pounds, for homes in England. Building rules in Wales, Scotland and Northern Ireland are not this page. The Malta directory is separate.
These bands are a reference before you phone. Local Trades UK does not price the rewire and does not notify building control for you.
Averages and ranges from one guide
The Checkatrade house rewiring cost guide has a table marked last updated June 2026. The averages in that table include VAT. A separate list on the same page gives a low-to-high range. They describe the same sort of job. Add them together and you will double-count it.
| Home | Average in the table | Range on the same page |
|---|---|---|
| 1-bed flat | £3,900 | £3,000–£4,800 |
| 2-bed flat | £4,800 | £3,800–£5,800 |
| 3-bed house | £6,225 | £4,450–£8,000 |
| 4-bed house | £7,730 | £6,080–£9,380 |
| 5-bed house | £10,000 | £7,500–£12,500 |
The page header says the guide was updated in January 2026. The figures above are the ones in the June 2026 table. The guide says labour is higher in London and the South East. It does not give a separate total for Manchester, Birmingham, Leeds or Bristol.
What the quote usually counts
That guide says most quotes include taking out the old wiring and fittings, new wiring through the property, standard white sockets and switches, a metal consumer unit, and circuit testing with a certificate.
It says quotes usually leave out major plastering, redecorating, and carpet or flooring. Floors come up and walls open, so those trades are part of living through the job even when they are absent from the electrician’s figure. The guide also publishes an electrician day rate of £320 and an hourly band of £25–£50. A day rate and a fixed price for the whole rewire are different documents. Ask which one you have been given, and whether VAT is inside it.
The test before the rewire
The same guide says to book an Electrical Installation Condition Report before you commit to a rewire, because the report is what shows whether the rewire is required. It puts that report at about £150 for a one-bed flat and up to about £375 for a five-bed house.
Part P in England
Approved Document P is the Building Regulation guidance for electrical safety in dwellings in England. It explains when work has to be notified. A competent-person scheme is one route to that notification. NICEIC or NAPIT is printed on a record here only when the record already has it. A listing is a name and a phone number. It is not the building-control notice.

Questions on this figure
Does the rewire figure include plastering and new flooring?
The Checkatrade house rewiring guide, table last updated June 2026, says most quotes include removing old wiring, new wiring, standard white sockets and switches, a metal consumer unit, and testing with a certificate. It says major plastering, redecorating and carpet or flooring replacement are usually outside the quote.
Do I need a test before a full rewire?
The same guide says to book an Electrical Installation Condition Report first, because that test is what shows whether a rewire is required. It puts the report at about £150 for a one-bed flat and up to about £375 for a five-bed house.
